Plumbing Fixes Every Landlord What you need to know

As a landlord or property manager, you already know the drill: your phone rings at the worst possible time and it’s usually about plumbing. Water is the ultimate enemy of properties and profits, and a sudden pipe burst or a hidden leak can turn a quiet weekend into an expensive emergency. While we’re always here for the big stuff – that main line rupture or the full recipe – there are a few common plumbing issues that, with a little know-how, you and your maintenance team can handle yourselves.  

Mastering these minor fixes saves you money, minimizes tenant frustration and prevents small problems from becoming massive, costly disasters.  

  1. The Running Toilet: Stop the Drain on Your Cash

A running toiled isn’t just an annoyance; it’s literally money going down the drain in the form of a sky-high water bill. This is one of the most frequent (and easier) fixes.  

The Fix 

    • Check the Flapper: The rubber flapper at the bottom of the tank is often the culprit. If it’s warped, cracked or simply not seated correctly, water will leak into the bowl. Replace it – they are cheap and universally available at hardware stores.  
    • Adjust the Chain: Ensure the chain connecting the flush handle to the flapper has just a little bit of slack. If it’s too tight, it prevents the flapper from sealing properly.  
    • Inspect the Fill Valve/Float: Make sure the water level isn’t too high. If the water is spilling into the overflow tube, the float needs to be adjusted down. For newer, canister-style toilets, the adjustments is usually a small screw on the side of the fill valve.  

 

  1. The Slow Drain: The Blockage Breakdown

Clogged drains are a universal problem and while a total sewage backup requires a professional drain snake and video inspection, most simple clogs can be resolved on site.  

The Fix: 

    • Kitchen Sinks (Grease/Food): Never use caustic chemical drain cleaners – they damage pipes over time. Instead, start with a pot of boiling water. If that fails, a plunger is the next step. If the clog is persistent, you’ll need to access the P-trap beneath the sink and clean it out. Always have a bucket ready! 
    • Bathroom Sinks/Tubs (Hair/Soap Scum): This is usually a hair issue. Use a simple, plastic zip-it drain cleaner tool (a flexible strip with barbs). These are inexpensive, reusable and remarkably effective at pulling out hair clumps that get tangled around the stopper assembly.

  1. The Leaky Faucet: Nip the Drip in the Bud

A faucet that drips every second can waste hundreds of gallons of water per year. Tenants will complain and you’ll pay for the waste.  

The Fix:  

The root cause depends on the faucet type:  

    • Compression Faucet (Older Style): This requires replacing a worn-out washer or O-ring. Turn off the water supply under the sink, dismantle the handle and swap out of the worn part.  
    • Cartridge Faucet (Newer Style): You’ll need to pull out the old cartridge and insert a new one. While the cartridge itself costs more than a washer, the replacement process is often simpler.  

When Do You Call the Professionals? Don’t Wait for a Crisis. 

Knowing when to step back is as important as knowing when to step in. For these situations, you need a licensed and insured contractor on your speed dial:  

    1. Low Water Pressure Across the Property: This is often a sign of issues outside the unit, like a problem with the main water line or a serious mineral buildup in the pipes, which requires professional diagnosis.  
    2. Sewer Gas Smell: That persistent rotten egg smell is serious. It means you have a dry floor drain trap or a break in the sewer line itself. Do not delay calling us for this issue.  
    3. Burst Pipes or Water Heater Failure: Any issue involving significantly water damage or a pressurized water spray must be addressed by an expert immediately.
